As of June 24, 2025, IBM introduces Maximo Application Suite 9.1 (MAS 9.1), a cutting-edge release designed to elevate asset management to new levels of intelligence, mobility, and operational control. Maximo Application Suite 9.1 delivers powerful capabilities that enhance the effectiveness and scalability of your asset management processes, enabling smarter decision-making and reducing lifecycle costs.

With IBM Maximo Application Suite 9.1, organizations gain the tools needed to modernize maintenance workflows, optimize facility performance, and streamline long-term cost management. Let’s explore the key innovations in MAS 9.1 and how they can drive value for your organization:

Maximo + TRIRIGA: Integrated Real Estate & Facilities Management

A major enhancement in MAS 9.1 is the complete integration of IBM TRIRIGA into Maximo Application Suite, providing a unified platform for real estate and facilities management.

Core Capabilities Include:

  • Capital Planning for Real Estate Projects
  • Facility Condition Assessments
  • Space & Reservation Management
  • Lease Tracking & Management

Leveraging the AppPoints licensing model, Maximo customers can now seamlessly integrate and scale their real estate and facilities management operations without the need for separate systems or additional capital investments.

Maximo AI Service: Leveraging Artificial Intelligence for Accelerated Decision-Making

IBM Maximo Application Suite 9.1 further accelerates the integration of Artificial Intelligence into asset management, equipping organizations with next-gen tools that not only optimize asset performance but also automate decision-making, enhance predictive maintenance, and minimize administrative burdens.

Key AI Features in MAS 9.1:

  • Maximo Assistant: A conversational AI that allows users to query work orders, asset details, and service requests using natural language. This feature simplifies data access and boosts operational efficiency.
  • FMEA Content Builder: Automates the creation of Failure Modes and Effects Analysis (FMEA) content, aiding engineers in assessing and mitigating risks more efficiently.
  • Similarity Tracker: Utilizes historical data to identify recurring issues by comparing work orders and service tickets. This speeds up problem resolution and helps prevent downtime.

These AI-driven innovations within Maximo Application Suite 9.1 ensure that asset management processes are not only more intelligent but also more automated, delivering greater operational efficiencies, enhanced reliability, and improved asset performance across the organization.

Maximo Mobile: Empowering Technicians in the Field

MAS 9.1 brings significant upgrades to Maximo Mobile, improving field operations, service efficiency, and technician responsiveness. These enhancements ensure that technicians remain productive and informed, no matter their location.

Key Enhancements:

  • New Mobile Applications: Includes a dedicated incident reporting app, allowing technicians to quickly log and escalate issues directly from the field.
  • Refined User Interface: A more intuitive and responsive mobile experience that enables faster task completion and greater user adoption.
  • Improved Planning and Dispatching Tables: Enhanced scheduling logic optimizes resource allocation, increasing first-time fix rates and minimizing downtime.
  • Real-Time Data Synchronization: Technicians can update asset statuses on the go, with real-time data integration eliminating delays in reporting.

These updates ensure Maximo Mobile delivers greater efficiency and enhances the field service experience.

Maximo Asset Investment Planning (AIP): Strategic Capital Planning with MAS 9.1

Maximo Asset Investment Planning (AIP) is now available in IBM MAS, providing asset-intensive organizations with a strategic tool to optimize investment decisions and improve planning processes.

Key Maximo AIP Capabilities:

  • Develop comprehensive plans for large-scale interventions or upgrades
  • Balance costs, risks, and performance metrics
  • Simulate budgetary scenarios and funding models
  • Align investments with corporate strategies and asset life cycles

Maximo AIP is available as an add-on to Maximo Manage, enabling seamless integration into your existing asset management framework.

Field Service Management (FSM): Enhancing Operational Agility with MAS 9.1

Maximo Application Suite 9.1 introduces advanced tools and enhancements for organizations with large, distributed field teams, streamlining operations and boosting service efficiency.

Key FSM Enhancements:

  • Incident Reporting App: Speeds up incident capture and resolution directly from the field, improving response times.
  • Enhanced Scheduling & Dispatching: Provides greater control and visibility for schedulers, optimizing resource allocation and reducing SLA violations.
  • Optimized Route & Work Planning: Enhances first-time fix rates, increases technician utilization, and improves customer satisfaction.

These improvements empower field teams with the tools needed for greater operational agility and service excellence

Unified & Cross-Functional Platform Enhancements in MAS 9.1

MAS 9.1 introduces key updates designed to enhance consistency, usability, and operational efficiency across the entire suite.

Platform-Wide Improvements:

  • Centralized Administration: Streamlines user, security, and role management through a unified console.
  • Unified Navigation: Offers seamless transitions between Maximo modules, reducing training time and enhancing user experience.
  • Common Dashboards: Provides integrated views for executives, engineers, and planners to align on shared metrics and goals.

These enhancements simplify platform usage, making it more efficient and user-friendly.

Maintenance Cost Insights: Gaining Total Visibility into Maintenance Spend

Maximo Application Suite 9.1 integrates Apptio’s financial transparency tools into Maximo, providing deep insights into your organization’s maintenance costs

Key Features:

  • KPIs on Spending: Track costs by site, asset class, or individual equipment.
  • Multi-Level Reporting: Identify cost drivers and inefficiencies to optimize spending.
  • Customizable Dashboards: Tailor views to meet specific departmental needs.

These features allow organizations to gain a comprehensive understanding of maintenance expenses, driving cost optimization

Industry-Specific Enhancements: Tailored Solutions for Key Sectors

MAS 9.1 introduces sector-specific updates, optimizing Maximo for industries such as railways, infrastructure, and healthcare.

Key Industry Updates:

  • Enhanced Rail Templates: Custom dashboards and asset tracking features designed to meet the unique needs of rail operations.
  • AI Analytics Prompt Tuning: Refines AI-driven recommendations to be more context-aware, especially for regulated industries.
  • Improved Visual Inspections & ITSM Support: Ongoing enhancements in image-based inspections and IT service management workflows.

These updates ensure Maximo is fully optimized for industry-specific requirements, enabling greater operational efficiency and compliance.

Maximo Health Transition: Now an Add-On in Maximo Manage

Maximo Health is no longer available as a stand-alone suite application. It is now offered as an add-on within Maximo Manage. If you are upgrading from Maximo Health 9.0 as a stand-alone application to MAS 9.1, you must first add Maximo Health as an add-on in Maximo Manage 9.0 before proceeding with the upgrade to 9.1

IBM Maximo Assist Renamed to IBM Maximo Collaborate

In MAS 9.1, IBM Maximo Assist is renamed to IBM Maximo Collaborate. If you are upgrading from Maximo Application Suite 9.0 or earlier, the name change will automatically reflect in the user interface after the upgrade.
